There’s a lot of talk about staging the interior of a home, which is absolutely necessary, but don’t forget to stage outside! According to the National Association of Realtors 2017 Profile of Home Staging study, over 60% of buyers’ agents consider the outdoor/patio an important area to stage. As cooler temperatures for the Houston area approach, it’s the perfect time to stage an outdoor living room or kitchen. Let potential buyers imagine themselves there, sipping their morning coffee or watching the kids play outside while the grill heats up for a weekend barbecue. I recently staged a home where the outdoor patio had been neglected and had accumulated many pieces of mismatched lawn furniture. We paired it down to just two coordinating chairs and a table. It was a small space so it was important to keep the area open and flowing. Remember to maintain the yard: trim, edge and remove debris and clutter from your patio. It doesn’t have to be complicated. Keep it simple by adding pops of color with potted plants and outdoor cushions for a finishing touch.
